Banff Ave Getting a Makeover

Good morning, Bow Valley!
We genuinely feel for our Calgary readers making the weekend trek out here. As we reported Wednesday, repairs on the Lac Des Arcs bridge mean lane closures and single-lane traffic on Hwy 1 until September. When we drove it midweek, delays were only 6â7 minutes each way. But by last night? With long weekend volume, readers told us it took 2.5 hours to get from the Petro on Hwy 1 outside Calgary to Canmoreâa drive that normally takes one. Sighhh. Oh, and one more thing: might be a good time to stick to the reduced speed limits. Cops are ticketing like crazy right now.

P.S. Quick shoutout to Steven Sachkiw for referring so many friends to Bow Valley Insider! Stevenâs favorite restaurant? Well, as the GM of The Bossâof course heâd say that. But we also agree! Itâs one of our favs, too. Thanks, Steven!
âI spent $1200 in the local paper, and got zero calls.â

AMERICAN TRAVEL TO YYC UP 29% COMPARED TO LAST YEAR

Whatâs Happening? While much of Canada is watching American tourists vanish like a loonie in a slot machine, Calgaryâand by extension, the Bow Valleyâis somehow surging.
Great White Nope? U.S. visits to Canada dropped nearly 9% this spring, driven by trade tension and a border vibe thatâs less âhowdy, neighborâ and more âdonât make eye contact at the mailbox.â In response, tourism boards across the country are rolling out everything from TV ads to cheeky billboards to lure Americans back.
Meanwhile, in CalgaryâŠUp 29% in American arrivals this April compared to last year. U.S. visitors are spending more, staying longer, and Tourism Calgary credits the bump to targeted ad campaigns, marquee events, and the almighty U.S. dollar.
No More Rental Cars. The spike is so strong that rental cars are sold out across much of the cityâsome agencies are fully booked for the summer, with rates jumping from $70 to $200 a day. Many of those rentals are headed straight for Canmore, Banff, Lake Louise, and Jasperâfueling not just tourism stats, but highway traffic too. On the ground, the trend is hard to missâRob Filby of Canmoreâs Rose & Crown says Americans are still âarriving in droves.â
What Do Locals Think? Some Bow Valley residents arenât thrilledâespecially with the Canada Strong Pass offering free national park access to non-Canadians. Many argue park fees fund essential upkeep and fire prevention. One local put it bluntly: âFree = chaos.â A more popular suggested alternative? Two-tier pricingâdiscounts for Canadians, standard or higher fees for tourists. With crowding, trail erosion, and wildlife stress already mounting, another resident summed it up: âThe land is tired.â

THE DIGEST
â More Details on The Rimrock Revamp. While weâve already reported that Banffâs Rimrock hotel is closing in October, we now know whatâs coming: infinity pools, saunas, meditation rooms, and even ice immersion baths. It reopens summer 2026. None of us at BVI have tried an infinity poolâmaybe weâll throw a pool party. Kidding. No budget. We're not those cash-heavy Americans from our top story.
đȘ Banff Ave is Getting a Design Glow-Up. Parks Canada just launched an international design competition for the 200-block of Banff Avenue. Six firms will be shortlisted to reimagine the space, drawing on years of public and Indigenous input. Weâve heard from many locals who hope most finalists will be Canadian. Final designs will be public in 2026âand yes, youâll get a say before anythingâs built.
đ» Two Bears Brawl. This didnât happen in the Bow Valleyâbut itâs too wild not to share, and itâs very much something that could happen here. This week, two black bears got into a full-on street fight in Burnaby, BC. People just watched in disbelief as the bears brawled for nearly an hour before wandering back into the woods. Hereâs the video.
đ« Meanwhile, in Jasper, a Moose Says Hello. A tourist driving near Maligne Lake had a much gentler encounter: a full-grown bull moose stepped out of the fog and walked right up to the carâthen calmly started licking it. The woman let the moose set the pace. âHe had kind eyes,â she said. Weird? Yes. Magical? Also yes. Video here.
đ Banff Centre Unveils New Indigenous Cultural Space. Opening Saturday, a new centre near Tunnel Mountain will host ceremonies, feasts, and Indigenous art exhibits. Named by elders from Mini Thni, itâs a space to honour and share Stoney Nakoda cultureâmarking a deeper commitment to Indigenous stewardship and storytelling at the Banff Centre.
HOUSING CRUNCH VS. EXSHAW CHARACTER: CHARACTER WINS

Whatâs Happening? A push to add more housing to the Exshaw Mountain Gateway plan hit a wall as MD of Bighorn council rejected a proposal to nearly double the approved density from 14 to 26 units. The vote was 4-1 against, despite the project being far below the max allowable density.
Too Much, Too Fast? Residents showed up in force at a May public hearing to voice worries about traffic, noise, and losing the small-town feel. While council agreed the new homes would help with the housing crunch, they sided with community concerns over character changes.
Developer: "We're Way Below the Limit." The developer, Jason Hoerle, expressed disappointment, noting the ask was for just 39% of what zoning allowed. With the Bow Valleyâs housing crunch worsening, the plan aimed to deliver smaller, middle-income units.
Whatâs Next? The broader Mountain Gateway planâapproved in 2023âstill includes 42 single-detached homes, a ridge lot, and one mountain lot, expected to house 150 people once fully built. But for now, density is staying exactly where it is.
