CANMORE POPULATION TO DOUBLE BY 2044

What's happening: The Three Sisters development is set to double Canmore’s population in 20 years, bringing much-needed housing, but leaving locals asking, "What’s next?"

The debate: Some see the development as a solution to the town’s growing housing crisis, while others fear Canmore will become the next Whistler—overcrowded and unaffordable. Wildlife advocates also worry the project threatens the area's grizzly bear population.

The affordability crunch: With rent prices sky-high (a one-bedroom averages $2,727), Canmore’s living costs are already a serious issue. Even with affordable housing included, homes in the new development are expected to be $1M+. Locals fear the town’s middle class and small businesses won’t survive the squeeze.

Looking ahead: While some hope the new housing will help with affordability, the town’s future feels uncertain. With its limited space for further development, Canmore’s housing market may remain out of reach for many, despite the growth.

THE DIGEST

  • 🎄The Banff Christmas Market returns on November 14th for a special locals-only night, running every weekend afterward for the public until December 8th. This year, the market will feature a cozy outdoor fire lounge located at Banff Heritage Train Station. 

  • 🚧Bow River Bridge repairs will take place from October 21st to 28th to maintain the deck, pillars, and underneath structures for the first time since 1987. Sidewalks and single-lane closures are expected. There will be special overnight work to minimize traffic disruptions from 6 pm to 7 am. 

  • 💰In August, we reported that many tourism operators in Banff and Jasper are owned by US company Viad. On October 21, Viad sold its events business for $535 million to focus on its lodges, tours, and hospitality in places like Banff National Park, which they see as a "high growth, high return" opportunity.

CANMORE FACES $40M WASTEWATER COSTS

What’s happening? Canmore’s wastewater treatment plant needs an upgrade, with costs estimated at $75-$125 million to meet new provincial regulations on phosphorus and nitrogen levels. Local ratepayers could be on the hook for more than $40 million.

The pushback: Mayor Sean Krausert is pushing for either an exemption or additional provincial funding, arguing Canmore already meets environmental standards for the Bow River. The town’s Biological Aeration Filtration system, installed in 1997, largely controls nutrient levels, and the mayor questions the need for such a costly upgrade.

What’s next: Canmore has until 2031 to make the required upgrades, but with rising costs, the town is seeking provincial grants and support. The wastewater plant serves not only Canmore but also Dead Man’s Flats, adding further complexity to cost-sharing and legal discussions related to the ongoing off-site levy dispute with developers.

SPORTS

  • Connor Howe of Canmore won gold in both the 1,500m and 1000m at the 2024 Canadian Long Track Championships, making him a four-time national champion in the 1,500m. He also claimed bronze in the 5,000m. Howe now prepares for the upcoming ISU World Cup and 2026 Winter Olympics.

  • Exshaw Eagles and MĂŽnĂŽ ThnĂŽ Mustangs meet on the volleyball court at Exshaw school’s gym for a friendly junior high match.
