Airbnb Is Changing Its House Rules But Here's What It Means For Bow Valley Rentals

Starting Nov. 20, Airbnb will limit checkout chores and introduce clearer house rules, with potential exceptions for wildlife safety in places like Banff and Canmore.

Airbnb is introducing new rules that will limit what hosts can ask guests to do before checking out, but properties in bear country may qualify for exceptions, raising questions about how the changes will apply in the Bow Valley.

The company announced the changes on Oct. 20, with its new house rules policy taking effect Nov. 20, 2026.

"House rules help guests understand what hosts expect, but we've heard from our community that they can be confusing, onerous and hard to manage," Airbnb said in a statement provided to Bow Valley Insider.

"So we've redesigned them to make them easier to discover and clearer to set, alongside a new policy that keeps requests reasonable, with no surprises."

Under the updated policy, hosts generally won't be allowed to ask guests to strip beds, start laundry, wash and put away dishes or take garbage off-site.

They can still make reasonable requests, such as asking guests to gather used towels, place dirty dishes in the sink and separate garbage from recycling.

What About The Bow Valley?

Airbnb confirmed to Bow Valley Insider that local conditions will be considered when determining which requests are reasonable.

According to the company, hosts cannot require guests to complete tasks that take significant time or effort and would typically be handled by a cleaning service. They also cannot impose restrictions on the use of advertised spaces.

However, Airbnb says the type of property, nature of the stay and other local circumstances may justify exceptions.

For example, asking guests to dispose of garbage in animal-proof containers in bear country may be considered reasonable.

That's particularly relevant in Canmore and the surrounding Bow Valley, where properly storing garbage and other wildlife attractants is an important part of preventing human-wildlife encounters.

The company also identified limiting shower times during drought restrictions as another example of a potentially reasonable request.

While Airbnb has confirmed that bear-country considerations can factor into its decisions, it has not explicitly confirmed whether all properties in Banff and Canmore would qualify for an exception. Requests will be assessed based on individual circumstances.

What Else Is Changing?

Hosts can now select from seven standard house rules covering overnight guest limits, quiet hours, events, pets, smoking, commercial photography and locking up at checkout.

These rules will be displayed more prominently to guests before booking.

Hosts whose requests don't comply with the new policy will be notified and given an opportunity to make changes or appeal. Unresolved issues could result in alerts appearing on their listings.

Airbnb Demand Continues To Grow Locally

The changes come as Airbnb reports continued growth in the Bow Valley.

According to data provided directly to Bow Valley Insider by Alex Howell, Airbnb's policy lead for Canada, searches for accommodations in Canmore and Banff increased six per cent in the second quarter of 2026 compared with the same period last year.

Canmore accounted for approximately 97 per cent of bookings across the two markets during that period.

Canadian travellers made up more than half of bookings, while American visitors accounted for more than a quarter.

Edmonton and Calgary were the leading cities of origin for guests, followed by Toronto, Vancouver and Saskatoon.

Hosts across the two markets also collectively earned more than 17 per cent more during the second quarter of 2026 compared with the same period in 2025.

What Happens Next?

Airbnb is encouraging hosts to review their house rules ahead of the new policy taking effect Nov. 20.

For guests booking stays in the Bow Valley, the changes could mean fewer checkout chores and clearer expectations about what's required during their visit.

However, some responsibilities may remain, particularly when it comes to protecting local wildlife.

While the new policy limits what hosts can reasonably ask of guests, Airbnb has confirmed that local circumstances, including wildlife safety requirements in bear country, can be considered when determining whether a request is reasonable.
